GENERAL AMENITIES OF THE COMPLEX:

STRUCTURE DESIGNED TO WITHSTANDING EARTHQUAKES and cyclonic wind of prevalent intensity according to Bangladesh National Building Code (BNBC).

Major Building Construction materials will be as follows:
• M.S Rod, as recommended by Designers will used in pile foundation, column beam, slab etc.
• Shingles will be used in pile, stone chips will be used in column only, picked bricks chips will be used in all other structural members like pile cap, grade beam, slab etc.
• Best quality cement will be used with brand like Crown/Shaha.
• All electrical cables will be either BRB/ Paradise / Singer / Khaja to be collected directly from parent company.
• All sewerage & waste water line will be 4 inch diameter PVC pipe with foreign fittings.
• All water supply line will be G.I. pipe & PPR combination.
• All R.C.C casting ratio will be strictly followed as per recommendation of structural engineer, all brick work & ceiling plaster ratio will be 1:4 and wall plaster ratio will be 1:6.

• Application for Allotment of apartment should be made on the prescribed form duly signed by the applicant
• All payments are to be made in form of Cheque in favour of Jeymar Properties Ltd. Upon receipt Jeymar will issue money receipt on its prescribed form by authorized persons
• #The total cost of the property includes: a) cost of apartment, b) utility connection charges/ fees, c) parking facility. Cost of security deposits and other incidental charges/
• In the event of unavoidable circumstances, accident etc. the developer reserve the right to make limited changes in the specification design and/ or layout of the apartment and other facilities.
• The buyer will pay stamp duties, registration fees, taxes, legal and Govt. charges, VAT and other miscellaneous expenses likely to be incurred in connection with the registration of Deed.
• In the event of unavoidable circumstances beyond the control of the company like natural calamities, political disturbance and change in Govt. policy etc. which impacts the pace of work, the hand over of completed flat may also be delayed. Jeymar may demand more grace time in order to completing construction under such circumstances.
• The buyers will form a Co-operative society for the security and maintenance of the building for which a sum decided afterwards will be paid to the company. The company / developer will transfer the amount to the buyer’s Co-operative society. The Co-operative society will be formed before the deed of conveyance is executed.
• The buyer and the developer will have to sign a formal deed of agreement to establish allotment right of the purchaser stipulating the terms & conditions in detail many of which have not been covered here.
