Ground Floor Facilities:
• Secured decorative M.S gate with necessary electrical fixtures & fittings as per design.
• Project name & logo visibly placed outside.
• Spacious internal driveway.
• Mailbox for each apartment.
• Security guard room.
• Provision for children play area will be created within the open uncovered space of the project on ground floor

Reception Area:
• Reception desk with Tiles top.
• Porcelain or Homogeneous tiles floor in the reception area.
• Toilet for Visitors/Building staff.
• Electrical Fittings.

Lift, Generator & Water Pump:
• Japanese/ European brand manufactured in other country with German controller or any equivalent Brand.
• Adequate lighting inside cabin.
• Fast, reliable and stop over in each apartment floor.
• International Standard Generator to run lift, water pumps & emergency light in apartment stair & parking, 40 KVA capacity.
• European origin pump with a stand by pump (Pedrollo or equivalent)

Lift Lobbies & Staircases:
• Suitable hand rail in stair made of painted M.S. Pipe.
• Decorated lift lobby in each floor.
• Homogeneous floor tiles (local made) in all lift lobbies (size12”x12”)
• Stair tiles in all staircases/ homogeneous tiles size 12”x 12”

Roof Top:
• Protective parapet wall.
• Clothes drying area/ line.
• Storage facility for common use.
• Provision for roof-top gardening and plantation.
• Bench (made of concrete) for rest.

Intercom:
• Centralized intercom system the reception desk and a set for each apartment.

APARTMENT INTERIOR
Doors :
• Solid Decorative Imported Main Entrance Door or local design solid wood made of Boilam wood
(a) Door Chain.
(b) Check Viewer.
(c) Calling Bell Switch of Good Quality.
(d) Apartment Number in Brass /Crafted/owner’s name plate
(e) Safety Lock.
• Internal doors are of strong and durable veneer flush door shutters with good quality polish.
• All Internal Door frames are made of Mehogony/Garjan.
• All the bath room doors are made of good quality plastic door

Windows :
Sliding aluminum windows as per architectural design of the building with 5 mm thick glass
• Safety grills in all windows
• Fly proof net for Elegant type flats

 

Walls :
• Good quality 1st Class Bricks/blocks to be used for all walls.
• Smooth plastered finish wall.
• Both the exterior and internal wall will be of 5" thickness.

Floor:
• Glazed/ Matte ceramic or porcelain tiles (locally manufactured) in all floors (size12”x12”) according to the company designer’s choice.
• All verandah floor will be matte/ glazed ceramic tiles (size 12”x12”)
• Kitchen floor will be made of porcelain/ homogeneous tiles (size 12”x12”)
• Bathroom tiles will be made of matte/ glazed ceramic tiles (size 12”x12”) matched against the wall tiles

Painting & Polishing:
• Plastic Paint in all internal walls and ceilings in soft colors (Elite/Aqua/ Berger).
• Quality polished Doorframes & Shutters.
• Exterior wall will be painted by weather coat paints available in the local market

Electrical Accessories:
• Imported MK type or equivalent electrical switches, plug points and other fittings.
• Two emergency lights in each apartment connected to the emergency back up power.
• All power outlets with earthling connection.
• Provision for air-conditioners plug in master bedroom only.
• All internal cables will be local brand, e.g. Paradise, BRB etc.
• Circuit breakers in SDB for safe connections.
• Provision for connection of TV cable in Master Bedroom room or Living Room.
• Provision for telephone connection in living room only.

Bath Rooms:
• Standard size mirror with overhead lamps
• Local made good quality chrome plated fittings (Sattar/Afzal/Ratan Metal or Equivalent).
• Good quality soap cases, towel rails, tissue paper holder etc. (Local made)
• Good quality basin (RAK/Sanita/Mipur ceramic or Equivalent) in all bath room except servant's.
• Tiles on floor and wall up to 5 feet in maid’s bath with long pan.
• Concealed hot and cold water lines in master bath only.

Kitchen :
• Impressively designed platform porcelain/ homogenous tiled worktop (limited space)
• Double burner gas outlet.
• Matching porcelain/ homogenous floor tiles (size 12”x12”)
• One stainless counter-top steel sink.
• Suitably located exhaust fan.

Utility Lines:
• Electricity supply will be of individual apartment-wise meter and connection for the project.
• Water supply and sewerage will have common meter connection for the project.
• GAS supply will be of individual apartment-wise double Burner connection.
